Why This One Is Different

A low-slope commercial roof is the opposite estimating problem from a cut-up residential gable: big, rectangular, and nearly flat, which is exactly the shape most roofing calculators aren't built for. This calculator runs the same footprint-times-slope-factor math as a residential job, just tuned to the low-slope defaults commercial roofs actually use. At a 2/12 pitch (the default here, typical of a low-slope membrane roof) the slope factor is only 1.014, so a 20,000-square-foot footprint becomes 20,280 square feet: a 1.4% add, not the 10-20% swing a steep residential roof produces. That small factor still matters at scale: on a 200×100 ft building it's a 280-square-foot difference, worth roughly three extra rolls of membrane.
